  • For conventional loan applications dated on or after August 3, 2026, Fannie Mae retired Limited Review and Freddie Mac retired Streamlined Review; most established condo projects now need a Full Review (Fannie Mae LL-2026-03, Freddie Mac Bulletin 2026-C).
  • Fannie Mae’s minimum replacement reserve allocation for Full Reviews rises from 10% to 15% of budgeted assessment income starting January 4, 2027.
  • 2026 one-unit loan limits for Cook County, Illinois: $832,750 conforming and $541,287 FHA. Cook County is at the baseline conforming limit, so there is no high-balance tier; loans above $832,750 are jumbo loans.
  • FHA single-unit approval is available only in condo buildings of 5 or more units.

The 2027 loan limits are expected in late November 2026; this list will be updated when they are announced.
