Chicago Condo Loans is an independent educational resource about financing a condominium in Chicago, Illinois. Our goal is simple: to be the clearest, most accurate place to learn how condo mortgages work in this city.

Why this site exists

Buying a condo is not the same as buying a house. When you finance a condo, the lender evaluates the building as well as the borrower: the association’s budget, reserves, insurance, delinquent dues, litigation, and any special assessments. Chicago has an enormous variety of condominium buildings, from vintage courtyard buildings and two-flat conversions to downtown high-rises, and each one is reviewed on its own. Buyers often learn about these requirements late in the process. We want them to learn early.

Who we are

Content on this site is researched, written, and maintained by the Chicago Condo Loans Editorial Team.

We are not a lender, mortgage broker, loan originator, real estate brokerage, or law firm. We do not take loan applications, and nothing on this site is an offer to lend.

Independence

Our guides are not written or approved by any lender. When we explain a loan program, we describe how it works according to its published guidelines, not which company offers it.

How we research

Every guide is checked against primary sources, such as Fannie Mae, Freddie Mac, FHA/HUD, and VA guidelines, the Illinois Condominium Property Act, and City of Chicago rules, and carries a “last reviewed” date. Read our full Editorial Standards.

Important

This site is for education only. Loan rules change, and every borrower and building is different. Confirm details with a licensed mortgage professional and, where appropriate, an attorney. See our Disclaimer.
